You can obtain a Golden Visa by purchasing real estate in Greece with a value of €800,000 for properties located in Athens, Thessaloniki, Mykonos, Santorini, and islands with more than 3,100 inhabitants.

The Greek government has introduced new regulations allowing for the possibility of obtaining a Golden Visa with an investment of €250,000. In these investments, the minimum acquisition value of the immovable property at the time of acquisition, as well as the total contractual rent of long-term contracts of complex tourist accommodation or timeshare rental of tourist accommodation, is set at two hundred and fifty thousand (250,000) euros. This investment can be made in only one property, and the conversion of use must be completed before the application for the issuance of the permanent residence permit for the investor.

Secondly, the possibility of investment in property characterized as a listed/historical building or part thereof, or within a listed building, is provided, provided that the minimum value at the time of acquisition is two hundred and fifty thousand (250,000) euros, and this investment is made in only one property. In the case of investment through the purchase of a percentage of indivisible property, the minimum value of the percentage of indivisibility is set at two hundred and fifty thousand (250,000) euros unless the investors are spouses.. Specifically for these cases, an additional condition for the first renewal of residence permits for third-country citizens is provided, which is the implementation of the full restoration of the elements of the immovable property or their total reconstruction, regardless of the cause, to which the alteration or collapse or demolition of the building or its part is attributed. Additionally, the properties cannot be used for short term lease, but only for long term and cannot be declared as headquarters of a company.

Third country nationals can profit by issuing the Golden Visa, through a €500,000 term deposit in a Greek bank with a fixed duration of at least five years. The applicants will get the residence permit for them and their family members and will keep and renew it as long as the term deposit is held.

The applicants can also choose to change the investment category to the Real Estate one, anytime.

The Greek government has introduced new regulations allowing for the possibility of obtaining a Golden Visa with an investment of €350,000 specifically via participation in a Mutual Fund that invests in Greek financial instruments. To qualify for the Golden Visa under this route, the investor must place a minimum of €350,000 in a Mutual Fund that is licensed and registered in Greece. The fund’s portfolio must be composed of Greek-based financial instruments, including:
• Listed equities on the Athens Stock Exchange
• Greek corporate bonds
• Greek government bonds
