ELIGIBILITY FOR GOLDEN VISA THROUGH REAL ESTATE INVESTMENT
A third-country citizen can obtain a Golden Visa by purchasing real estate in Greece, either personally or through a legal entity where they hold 100% of the shares, provided the property meets the required minimum value.
Alternatively, applicants can secure the visa by signing a lease of at least 10 years for hotel accommodations or furnished tourist residences in integrated tourist resorts, provided it meets the required thresholds.
JOINT OWNERSHIP CONDITIONS
In cases of joint property ownership, the Golden Visa will only be granted if the owners are spouses with undivided ownership of the property, and the property value meets the required threshold.
FAMILY'S MEMBERS ELIGIBILITY
Family members can also obtain a residence permit, including:
- Spouses
- Direct descendants under 21 years old
- Direct ascendants of the spouses
RENOVATIONS OR CONSTRUCTION COSTS
If the property value does not meet the required threshold, the costs of renovation or construction can be added to meet the minimum investment requirement.

RESIDENCE PERMIT FOR FINANCIALLY INDEPENDENT PERSONS / NOMAD VISA
Citizens of third countries (non-EU) who are economically independent can obtain a residence permit in Greece, provided they have sufficient financial resources to support their living expenses. This permit does not allow the holder to work or engage in any independent economic or investment activity in Greece. The residence permit is granted for a two-year period and can be renewed as long as the individual continues to meet the financial requirements.
There are no restrictions on the amount of time spent in Greece with this residence permit.
Tax Profits Option:
The Greek Ministry of Finance and the Independent Authority for Public Revenue have introduced a new decision for individuals earning pension income from abroad. If these individuals transfer their tax residency to Greece, they can opt for an alternative tax regime, which includes a flat tax rate of 7% on foreign-source income.

INVESTMENT ACTIVITY RESIDENCE PERMITS
According to the Greek Immigration Code, third-country nationals can enter and stay in Greece as investors. They must make an investment that positively impacts national development and the economy. If the investment is made through a foreign legal entity, up to three (3) shareholders or executives of that entity may be allowed to enter and stay in Greece, depending on the amount of investment.
POSITIVE IMPACT INVESTMENT
The first step for obtaining a residence permit under this category is to present the investment project, including the investor's profile. The investment can be made in any sector or location, provided it has a positive impact on Greece's national development and economy. This could involve the construction of new facilities (greenfield investments) or the acquisition, restructuring, or expansion of existing businesses (brownfield investments). Key factors that contribute to the evaluation include:
INTANGIBLE INVESTMENTS
Intangible investments, such as securities or term deposits in Greek banks, are also eligible for a permanent residence permit under the latest legal developments. The investment can be made by an individual, a Greek legal entity, or a foreign entity.
Minimum investment requirement: €500,000 for Greek entities or individuals.
Special entry requirements apply to these types of residence permits.

COMPANY MEMBERS/DIRECTORS RESIDENCE PERMIT
This category applies to third-country nationals who are board members, shareholders, managers, legal representatives, or senior executives (general managers, directors) of domestic companies or subsidiaries and branches of foreign companies legally operating in Greece.
Given the rise in investments across Greece in recent years, the company/business-oriented residence permit has become increasingly popular. This permit is advantageous because the state fees are relatively low, and there is no cap on the number of permits that can be issued.
